Start With the Kitchen Equipment Plan
HVAC sizing for a restaurant depends on your kitchen equipment — specifically the heat load from fryers, ovens, grills, and steamers. The kitchen equipment list drives the hood design, which drives the exhaust CFM, which drives the make-up air unit size, which drives the HVAC load calculation. If your equipment plan changes after HVAC is specified, the mechanical system may need to change too.
Get your equipment plan finalized before your HVAC contractor does load calculations. It sounds obvious, but mid-build changes to the equipment list are the most common cause of HVAC scope changes and cost overruns on restaurant build-outs.
Rooftop Unit Sizing
Restaurant dining areas run hot — high occupancy, kitchen heat transfer, and Texas ambient temperatures combine to create higher cooling loads than a typical office or retail space. Undersized RTUs can’t maintain setpoint during peak service; oversized units short-cycle and create humidity problems. Correct load calculation (Manual N or ASHRAE for commercial) is essential — don’t let equipment get specified based on square footage alone.
Make-Up Air and Ventilation
Every DFW restaurant build-out that includes a Type I or Type II hood requires a make-up air unit. The MAU must be sized to balance the exhaust, tempered to meet IMC requirements, and coordinated with the RTU layout on the roof. Second-Generation Restaurant Spaces
Taking over a former restaurant space can save time and money — or it can inherit problems. Before signing a lease in a second-gen space, have the existing HVAC and ventilation inspected: check RTU age and condition, verify make-up air is sized for your intended equipment, and confirm the hood and duct are to code. We frequently find second-gen spaces where the previous tenant’s equipment doesn’t match the current mechanical system.
Permitting and Inspection Timeline
In Collin County cities, mechanical permits for restaurant build-outs require plan review — allow 2–4 weeks for permit issuance in McKinney, Frisco, Plano, and Allen. Final mechanical inspection must pass before occupancy. Build the permit timeline into your project schedule; HVAC rough-in can’t be covered by drywall until inspection.
Work With a Commercial-Only Contractor

A residential contractor who “also does commercial” isn’t equipped to specify make-up air systems, coordinate hood-to-RTU integration, or navigate commercial mechanical plan review.
