VRF/VRV System Service

VRF/VRV systems — Daikin VRV and LG Multi V — are common in newer offices, retail buildouts, and mixed-use buildings across North Dallas, and most local HVAC contractors won’t touch them. Symptoms That Mean Call Now

One or more indoor units not calling for heat or cool while others work fine. Error/fault code on the outdoor unit or a zone controller. Uneven temperatures across zones that used to be balanced. Outdoor unit short-cycling or not starting. Refrigerant leak alarm or noticeably reduced capacity across the system. Communication fault between indoor units, branch boxes, and the outdoor unit.

How We Diagnose a VRF/VRV Problem

1. System-level refrigerant charge

VRF systems are charge-critical — unlike a single split system, an undercharge or overcharge affects every zone on the branch, not just one. We check subcooling at the outdoor unit and superheat at the affected indoor units against the manufacturer’s target, not a generic split-system number.

2. EEV (electronic expansion valve) operation

Each indoor unit meters its own refrigerant through an EEV controlled by the indoor board. A stuck or miscalibrated EEV on one unit is the most common single-zone complaint we find on VRF systems, and it’s invisible without pulling actual valve position and coil temperature data.

3. Communication and addressing

Indoor units, branch boxes (for heat-recovery systems), and the outdoor unit communicate over a dedicated bus. Wiring faults, address conflicts after equipment swaps, or a failed branch box board show up as units dropping off the system or ignoring the thermostat/BMS.

4. Outdoor unit and compressor

Inverter-driven compressors, oil return, and outdoor coil condition are checked against the manufacturer’s diagnostic mode — both Daikin and LG give live sensor data through the outdoor unit’s service interface rather than requiring us to guess from gauge readings alone.

5. Controls and BMS integration

Central controllers, individual zone remotes, and any BMS/BACnet gateway are checked for correct scheduling and setpoint conflicts, which is a common cause of “it’s not broken, it’s fighting itself” complaints on multi-tenant floors.

Common VRF/VRV Repairs

EEV and indoor board replacement, branch box (BS unit) repair for heat-recovery systems, refrigerant leak detection and repair with recovery and weighed-in recharge, outdoor unit compressor and inverter board diagnostics, communication wiring and addressing repair, and controller/BMS integration troubleshooting.

Repair, Add-a-Zone, or Retrofit?

Most VRF problems are single-component repairs — an EEV, a board, a communication fault — not system replacements. The bigger decision on VRF is usually whether to add capacity (an added indoor unit on an existing branch, if the outdoor unit has headroom) versus a partial retrofit when an outdoor unit is at end of life. We size that against actual connected capacity, not a rule of thumb, before recommending either.

Frequently Asked Questions

One zone in our office isn’t cooling but the rest are fine — is that a big problem?

Usually not a system-wide issue. A single dead zone on an otherwise-working VRF system is most often an EEV or indoor board fault at that unit specifically, not a refrigerant or outdoor-unit problem.

Are you certified on our brand of VRF system?

We hold factory certifications on Daikin VRV (TC-5i, TC-5c) and LG Multi V (MLV-01). If you have a different brand, call and we’ll tell you honestly whether we’re the right fit.

How is diagnosing a VRF system different from a regular split system?

Charge, superheat, and subcooling targets are system-wide and brand-specific rather than generic, and each indoor unit meters itself through its own EEV. We use the manufacturer’s diagnostic/service mode rather than gauges alone.

Can you add an indoor unit to our existing system?

Sometimes — it depends on whether the outdoor unit has spare capacity on that branch. We check connected capacity before quoting an add-a-zone job.

Do you work on heat-recovery (3-pipe) systems, or only heat-pump (2-pipe)?

Both, including branch box (BS unit) diagnostics on heat-recovery systems.

What refrigerants do you handle?

R-410A on most current VRF/VRV equipment. EPA 608 certified; we recover on every open-system repair.

Do you offer a maintenance plan for VRF systems?

Yes. VRF/VRV systems can be covered under our commercial maintenance agreements, with scheduled coil cleaning, refrigerant checks, and controls verification.
