RTU Repair

We work on Carrier, Trane, Lennox, York, Daikin, Aaon, Rheem, and Goodman rooftop units, gas/electric and heat pump, single-stage through variable-speed. Common repairs:

• Compressor, contactor, capacitor, and hard-start replacement
• Condenser and evaporator fan motor, belt, pulley, and bearing replacement

How we diagnose an RTU

An RTU that is “low on Freon” every summer is an RTU with a leak, and a compressor that trips on high pressure every afternoon has a reason. On every diagnostic we measure superheat and subcooling, delta-T across the evaporator, static pressure and airflow, and compressor amp draw against nameplate. On a suspect compressor we run a megohm test to ground before recommending anything. On gas heat we check manifold pressure, temperature rise, and flame signal. You receive a written summary of what we measured and what failed, with a repair quote and, where relevant, a replacement number to compare it against.

RTU Replacement

Replacement is the right call when the unit is 15 or more years old, runs R-22, has a failed compressor or heat exchanger, or has already absorbed a couple of major repairs. It is also the right call when the unit was never sized correctly to begin with. We handle the full project:

• Load and airflow review so the new unit matches the space, not just the old nameplate
• Curb adapters for footprint changes between the old and new unit, so the roof is not opened
• Crane scheduling and rigging coordination
• Electrical, gas, and condensate connections; disconnect and breaker sizing
• Economizer, thermostat, and controls setup
• Commissioning: refrigerant charge verified by subcooling and superheat, static pressure, temperature rise, and economizer operation recorded before we leave the roof

We give you a written scope with the model, the efficiency rating, and what is and is not included. For multi-unit replacements we can phase the work so the building never loses all of its cooling at once. Typical replacement lead time depends on unit availability.

Economizers

Most RTUs over 5 tons in North Texas have an economizer, and a large share of them are broken: dampers stuck, actuators dead, or sensors disconnected. A stuck-open economizer pulls hot outdoor air across the coil all summer and can add 20 to 30 percent to cooling runtime. A stuck-closed one loses free cooling in spring and fall and can starve the space of ventilation. We test economizer operation on every PM visit and repair or replace actuators, dampers, and controllers as needed.

Rooftop Unit Preventive Maintenance

Quarterly RTU maintenance is the difference between a compressor that lasts twelve years and one that lasts seven. Each visit includes:

• Filter replacement (filters included on maintenance plans)
• Condenser coil cleaning; evaporator coil inspection and cleaning as needed
• Belt tension and condition, pulley alignment, bearing lubrication
• Refrigerant charge verified by superheat and subcooling, not just pressures
• Compressor and fan motor amp draw logged against nameplate
• Electrical: contactors, capacitors, wiring terminations, disconnect
• Condensate drain cleared and pan inspected
• Economizer damper and actuator operation
• Thermostat calibration and schedule check
• Gas heat inspection in fall: igniter, flame sensor, heat exchanger, temperature rise

How do I know if my rooftop unit should be repaired or replaced?

Under 10 to 12 years old with a single failed component: repair. Over 15 years, running R-22, or facing a compressor or heat exchanger replacement: usually replace. We give you both numbers and the reasoning, and the decision is yours.

What size rooftop units do you work on?

Packaged units from 3 to 25 tons, gas/electric and heat pump, single-zone and multi-zone. Larger equipment is handled case by case.

Do you handle the crane and the curb adapter for a replacement?

Yes. We coordinate the crane, fabricate or order the curb adapter when the footprint changes, and handle electrical, gas, and controls so the replacement is a single scope with one point of contact.

What does an RTU diagnostic cost?

Our commercial diagnostic fee and hourly labor rates are published on the pricing page. Maintenance plan customers pay no diagnostic fee.

Do you offer after-hours service?

Yes, for commercial customers, at the after-hours rates listed on our pricing page.

Can you work with our property management company or a tenant directly?

Both. We regularly work with property managers on multi-tenant buildings and with tenants who are responsible for their own HVAC under the lease. We can invoice either party and provide documentation for the other.

My RTU works but the building is never comfortable. Is that an RTU problem?

Sometimes. It can also be a broken economizer, an undersized unit, a duct problem, or, in restaurants, a kitchen exhaust system pulling the building into negative pressure. We check the whole picture before recommending equipment.

How often should a rooftop unit be serviced?

Quarterly. North Texas summers are hard on condensers, and spring cottonwood and fall leaves each need a coil cleaning. Our plans are built around four visits a year.
