Commercial HVAC & Refrigeration Maintenance Agreements

Most of the emergency calls we take in July were visible in March: a condenser coil packed with cottonwood, a belt glazed and slipping, a compressor pulling amps above nameplate, a walk-in gasket that had been leaking humid air into the box all spring. A quarterly maintenance agreement is how a building owner or restaurant operator stops paying for those in the middle of a heat wave.

Commercial Plans and Pricing

Small: $179 per month

Medium: $299 per month (most popular)

Large: $459 per month

Plans bill monthly, renew automatically, and can be cancelled at any time. Refrigeration equipment (walk-ins, reach-ins, ice machines) can be added to any plan. Buildings with more than eight rooftop units are quoted individually. Current rates are always on the pricing page.

What “Priority Dispatch” Means

We are a two-technician company, and we do not overbook. Plan customers go to the front of the schedule when they call with a failure, ahead of first-time callers. The published commitment is dispatch within 24 hours, with no diagnostic fee on the visit and 10 percent off the repair. After-hours calls for plan customers are billed at the after-hours rates on the pricing page.

What Happens at Each Quarterly Visit

Every visit produces a written report: measured values, anything trending the wrong way, and any repair we recommend, with a price. Nothing is repaired without your approval beyond the filters and belts that are already included.

What a Plan Does Not Cover

Plans cover the labor and materials for the quarterly visit, filters, and belts. Repairs outside the visit are billed separately at the plan discount. Refrigerant, major components, and equipment replacement are quoted before work begins. We would rather be clear about that on this page than surprise you on an invoice.

Is there a contract term?

No. Plans bill monthly, renew automatically, and can be cancelled at any time.

What counts as a “unit”?

Each packaged rooftop unit or split system counts as one unit. Make-up air units and exhaust fans are included in the Medium and Large tiers as listed. Refrigeration equipment is added separately.

Do plan customers pay a diagnostic fee?

No. The diagnostic fee is waived for plan customers, and repairs are discounted 10 percent.

How fast do you respond if a plan customer has a failure?

Plan customers receive priority dispatch, with a published commitment of 24 hours and same-day response in most cases. Refrigeration failures with product at risk are treated as the top priority.

Are filters really included?

Yes, standard pleated filters and belts are included at every quarterly visit. Specialty filters (high-MERV, odd sizes) are quoted.

Can you schedule visits before we open or after we close?

Yes. Restaurants in particular usually prefer early-morning visits, and we plan the schedule around that.

Do you provide documentation for our landlord or insurer?

Yes. Every visit produces a written report with measured values, which most landlords and insurers accept as proof of maintenance.

Can you cover buildings in more than one city?

Yes, across our service area from Anna and Melissa down to Richardson and Dallas. Multi-site customers get a single point of contact and consolidated reporting.
